Problem
A homeowner began experiencing several signs of foundation distress, including cracked interior walls, cracked flooring, uneven and sloping floors, and doors that no longer functioned properly. These issues not only impacted the home’s structural integrity but also created everyday safety concerns—particularly trip hazards caused by the uneven flooring.
Because the home was still under the builder’s warranty, the issue required prompt attention after an engineer determined that the foundation had failed to perform within acceptable tolerance levels. While no prior repair attempts had been made, the severity of the movement made it clear that a comprehensive solution was necessary.
Solution
After completing a comprehensive evaluation of the property, our foundation consultants recommended a complete underpinning of the slab using steel pressed pilings. This approach was selected to help support the home and correct the foundation’s tilt, which had exceeded acceptable limits.
Pinnacle’s team installed double-walled steel pilings with steel caps, hydraulically driven 25 to 30 feet into the soil to ensure long-term support. The 12-day project included tunneling beneath the structure to access critical areas while minimizing disruption to the home, along with the installation of tunnel drains to promote proper drainage and performance.
Although the team encountered unusually deep grade beams for a home of this size, they adapted their approach and completed the project efficiently without compromising quality or timeline.
Outcome
Completed under the builder’s warranty, this project delivered both peace of mind and measurable results for the homeowner. Pinnacle’s work reduced the home’s elevation differential from 3.4 inches to just 0.4 inches—a dramatic improvement that helped preserve structural balance. The repair was further validated by both a passed engineer inspection and a successful hydrostatic plumbing test, confirming the long-term integrity of the solution.
