Delving into the world beneath your home’s surface, our foundation tunneling services at Pinnacle offer a clever solution to addressing structural and plumbing concerns under your house without disrupting the interior of your home. With our expert tunneling techniques, we navigate and dig below the floorboards, providing seamless access to your foundation’s critical areas.

Why do we recommend tunneling at Pinnacle? Well, not only does this approach eliminate the need for invasive measures like breaking through slabs, tearing out your flooring, and creating a big mess inside your home – but it also offers us a convenient pathway to repairing plumbing and accessing other foundational issues underground. We’ll call that a win for us, and more importantly, a big win for you!

Foundation Tunneling: Preserving Your Foundation, Protecting Your Property

Foundation tunneling lets our crew get under your home for repairs by digging a system of tunnels from the outside. This keeps your flooring, carpeting, and interior finishes intact. By avoiding invasive methods like breaking through your slab from the inside of your house, tunneling ensures minimal disruption to your daily life and home environment. Everyone on our team is radically respectful of your property. Your home is your sanctuary, and we treat it that way!

This process ensures you can stay in your home during repairs, avoiding the inconvenience of removing furniture or temporarily having to relocate. Beyond just preserving your home’s aesthetics, tunneling also provides easy access to hard-to-reach areas and allows for a comprehensive foundation repair analysis and solution.

    When is foundation tunneling needed?

At Pinnacle Foundation Repair, we usually recommend tunneling for one of two reasons:

    1. Provides easy access to replace or repair leaky plumbing under your slab foundation.
    2. Allows access to central areas under your home’s foundation where we may need to install pilings or new pier systems, which are used to hold up your foundation.

What are the benefits of foundation tunneling?

Preservation of Flooring: By avoiding the need to break through your slab or tear out flooring, tunneling protects your expensive interior finishes and minimizes the need for costly repairs or replacements.

Minimal Disruption: With tunneling, homeowners can remain in their homes during repairs, which means you can keep your normal routine and can avoid the inconvenience of temporarily having to relocate. If you are a business owner and need tunneling services, we work in the background (or technically speaking, “underground”), and won’t disrupt your normal business operations at all.

Comprehensive Repair Solutions: Tunneling provides access to critical areas of your foundation, allowing for thorough repairs and addressing underlying issues that may lead to larger problems in the future.

Cost-Effective Solutions: While tunneling may involve upfront costs, it often proves more affordable in the long run compared to extensive flooring and slab repairs, or even temporary relocation expenses.

The Pinnacle Advantage: What to expect from our team during the tunneling process

During the foundation tunneling process, our team will dig a system of tunnels underground beneath your home to access your foundation without disrupting your interior space at all. These tunnels are typically as long as needed to reach the affected area under your home and measure approximately 3 feet by 3 feet in diameter. Cozy!

Upon completion of repairs, the tunnels are connected to a drainage system if needed (a gravity drain or a French drain) to prevent water accumulation beneath your home. If the terrain’s tilt makes gravity drainage impossible, we’ll put in a sump pump – which is an electrical pump system that catches any lingering water in a basin and then pumps it out from beneath your home.

After all repairs and drainage are taken care of, we’ll backfill the tunnels at their entrance points and haul away any excess dirt to maintain the neatness of your yard. In some cases, we’ll leave the longer tunnels unfilled underground to facilitate any future plumbing repairs or foundation warranty work that may be needed. While this may seem strange, the reason is actually quite simple – once the pilings are installed, your home is no longer sitting on the tunneled soil. Since the pilings are holding up your home, it doesn’t matter if the walls of some tunnels crumble at a later date.
