Situated west of Dallas and serving as the central hub for Pinnacle Foundation Repair, Grand Prairie holds a prominent position within the Mid-Cities region of the Dallas-Fort Worth metroplex. With almost 200,000 residents, Grand Prairie stands as a dynamic city straddling the border between Tarrant and Dallas counties. However, like many areas throughout the metroplex, Grand Prairie’s soil is predominantly clay-heavy and known for its high absorbency, causing expansion during intense rainfall and subsequent contraction during dry spells.

From free evaluations to comprehensive foundation repair services, we’re committed to ensuring the structural integrity of homes and businesses in both Grand Prairie and its neighboring communities.

Types of damage to be on alert for in Grand Prairie, TX

Foundations can show signs of damage long before serious structural issues arise, but you have to know what to look for and what to do when you suspect a problem. Get ahead of the situation and prevent collateral issues by checking for these signs:

Exterior Brick Cracks in Grand Prairie Texas

    Exterior Brick Cracks

If you have a brick home and notice either horizontal or vertical cracks on the exterior of your home, this is a strong signal that your home is experiencing foundation issues and needs to be inspected by a professional.

Cracks on Interior Walls in Grand Prairie Texas

    Cracks on Interior Walls

Take a close look at areas like seams or breaks in the wall and other vulnerable areas inside your house. These are usually among the first places to show signs that foundation issues are a concern. Inspect drywall around doorways, windows, and thresholds for cracks and misalignment.

Doors and Windows Sticking in Grand Prairie Texas

    Doors and Windows Sticking

Doors and entryways will begin to sag when there’s damage to your property’s foundation. Doors often stick or potentially swing freely due to the misalignment, and windows may become hard to open and close. Check for these signs and call a professional right away.

Cracking Floor in Grand Prairie Texas

    Cracking or Buckling Floors

Flooring issues can be a tell-tale sign that you have foundation issues. If you notice tiles are uneven or cracked, the hardwood is sagging, or if you notice cracks on your exterior slab foundation, you need to have your foundation inspected.

Frieze Board Separation in Grand Prairie Texas

    Frieze Board Separation

Frieze board separation occurs when the horizontal trim board (frieze board) visibly detaches from the exterior wall of your house. This noticeable gap is a vital indicator of potential foundation problems, signaling shifts or settlements that may jeopardize the overall structural integrity of the building.

    Pinnacle’s proven foundation repair methods

We are experts at a wide variety of foundation repair methods. This allows us to use the best method for your specific project.

    Lifetime Warranty

    Steel Pier

In this popular method, we interlock 12-inch steel pipes with a friction reduction plate and fill the pipes with cement to prevent the piers from failing. Steel piers can reach up to 75 feet into the ground - five times deeper than concrete cylinders. And because they can bear a higher load than any other foundation repair method, they’re a permanent solution.

    Steel
    transition pier

Struggling to choose between a steel and a concrete pier system? Get the best of both worlds. Steel transition piers mix double-walled steel and high-strength concrete to provide a strong, stable foundation at a reasonable cost. Compared to a concrete pressed piling or a drilled pier, it reaches deeper into the ground for greater stability.

    Lifetime Warranty

    Helical pier

Helical piers are steel shafts with round helix plates that screw into the ground as deep as a steel pier, and are our go-to method where unstable soils are a concern. These piers install quickly and cause little ground disturbance and vibrations, making them ideal for tying back bowed walls or lifting fragile structures in sandy soils.

    10-Year Warranty

    Drilled pier

Drilled piers are screwed into the earth instead of pressed, which causes less strain to the building. These lightweight and durable piers are an ideal choice for smaller buildings that are unable to endure the vibrations caused by a larger hydraulic press. We reinforce these 12-to-18-inch piers with rebar and a five-sack concrete mix.

    5-Year Warranty

    Mud jacking

Got sunken or uneven concrete slabs on your porch or home’s foundation? Our Mud Jacking process solves this by injecting a mixture of water, soil, sand, and cement beneath the surface to restore the slab’s proper elevation.

What our Grand Prairie clients say:

I was very impressed with this Foundation Consultant. He is highly knowledgeable, with the expertise and education of an engineer. He is extremely detail-oriented, honest, and professional. What I appreciated most is that you can truly rely on his opinion—he bases everything on facts and presents them clearly. I feel very confident in his assessments and would highly recommend him.
Brian Berkstresser, my foundation consultant was so detailed in his measurements, analysis & smart advice. Absolutely loved my experience. Very strongly recommend if you are looking for a trust worthy advice.
Prompt analysis and responses to questions even after standard business hours! I was not able grant them the contract but that was mainly because of scheduling feasibility.
Barrett came out today to give us a free estimate. He was friendly, easy to communicate with, courteous and professional. He made a map of our house's elevations and patiently answered all of my many questions about our home and options. He seemed to know what he was talking about. What most impressed me about Pinnacle was that he offered to come back again in a few months to remeasure and make a decision based on our soil movement between now and then, all without charge. The tentative pricing he gave for one repair seemed reasonable. I haven't hired them yet, but I had a great first impression.
Brian is very knowledgeable and great person. Happy with their service.
I cannot provide enough positive feedback about the excellent service I received from Pinnacle Foundation repair’s Chris Wood. I got two bids from well-known Foundation Repair companies, but I was disappointed with the high cost and lack of a thorough inspection by both of them. Then I read some scathingly disparaging reviews about one of the well-known companies, so I decided I had to have another inspection by a third company. While reading the bad reviews of one of them, I kept seeing extremely positive reviews for Pinnacle, so I contacted them next and a very polite and very professional Chris Wood came out for my inspection. His youthful appearance gave me pause, but I was soon blown away by his excellent knowledge about the product he was selling, and even more by the detail in the examination of my foundation that he provided, including problems that the other two inspectors did not even find, one of which had so much more experience in the field! Being an architect at one time in my life, I was shocked at how quickly he drew up a very accurate floor plan of my house. Then he took twice as many altimeter readings as the other two. All three inspectors agreed that the left side of my house had dropped, but only Chris found the small cracks in the brick below a window and the facia board pulling away from the brick on the RIGHT side of my house! I was extremely impressed. Then he gave me his bid, and when I saw the total cost, I initially lost confidence because I thought it was so much lower than the other two, such that I feared there must be something wrong. There was - with the other two companies! The other two companies both have expensive TV commercials, that pass that cost on to the consumer. Chris told me their price is lower because they don’t advertise - apparently, they don’t have to! They just go by word-of-mouth and provide excellent work. He referred me to four websites that all had excellent reviews for Pinnacle and said that that was extremely important to the growth of their company, which is why I asked him if I could provide a good review for him and Pinnacle. Chris Wood was very professional, knowledgeable, and polite. Give this man a raise, and no, I am not related to him, never seen him before. I just know quality when I see it, especially compared to the lack of confidence I had in the work of the other two inspectors from major well-known companies. It made my decision to go with Pinnacle so easy, no regrets at all, and I will spread the good word to all my neighbors.
Brian Berkstresser came to give my mother an estimate on foundation repair and he was very thorough. My mother was raving about his visit and said he was more thorough than the last person that came to give her an estimate. He was willing to take his time and explain everything to her. 10/10 would recommend to other needing foundation estimates
From the moment I contacted Pinnacle Foundation Repair, I knew I was in good hands. They arrived promptly for the inspection, explained the issues with my foundation in clear, easy-to-understand terms, and gave me a fair, transparent estimate with no hidden fees.

The crew was professional, punctual, and incredibly hardworking. They treated my property with care, kept the work area clean, and finished the repairs on time.

What truly impressed me was their attention to detail and pride in their workmanship. They didn’t just fix the problem—they made sure everything was done to the highest standard. My home feels solid again, and I have complete peace of mind thanks to their expertise.

If you’re looking for a foundation repair company that combines professionalism, quality, and genuine customer care, Pinnacle Foundation Repair is the one to call. I have to say a big thank you to Chris and Victor. They both went above and beyond to help me with some special problems I had with my foundation. They’ve earned my trust and my highest recommendation.
Barrett is a great guy. He advices me what exactly I need to do. Pinnacle is exactly
foundation company my friend referred me to be. Not trying to sell what I don’t need. I advice anyone with question and queries to call Pinnacle to have a look.
Barrett was thorough and candid. He explained what the process was and offered advice. I appreciated his professionalusm and honesty.

FAQs about Foundation Repair in Grand Prairie, TX

Grand Prairie soil is mainly clay, known for soaking up water like a sponge. When it rains hard, it swells, and when it dries, it shrinks. This can spell trouble for foundations, as uneven water accumulation may occur around the base, exerting pressure that can push certain areas of the foundation upwards and lead to damage.

In most cases, the repairs will not require you to be out of the home during the process, but there are some scenarios where some rooms would have to be cleared out to cut through the slab to install piers. However, Pinnacle offers tunneling services as an option to avoid this disruption.

The cost for foundation repairs will vary depending on the issue, but an average quality repair made by a reputable company is going to average just over $11,000 based on the thousands of repairs we have made over the past 12 months. This average cost also includes having a reputable 3rd party engineer inspecting our work, a city permit, and also a hydrostatic plumbing test by a 3rd party plumber.

Our steel pier system is the best method used in most structures in Grand Prairie and surrounding areas. Not only does it penetrate even the most dense clay in Texas, providing the most permanent solution, it’s also stronger than similar steel options on the market that many national foundation repair companies offer at a higher price.

As long as the structure is lifted correctly by a properly trained technician following the proper IRC guidelines, repairing an affected area will not cause other areas of the foundation to settle. There are some foundation repair companies that outsource their repairs to inexperienced subcontractors that have created this stigma, but we do not operate this way at Pinnacle Foundation Repair.

: It’s best to take action as soon as you see signs of failure, no matter what time of year it is. With our extreme Texas weather conditions and problematic soils in Grand Prairie, it’s not advised to wait to repair your foundation. As time passes, the foundation failure can worsen and have a negative impact on a greater portion of the foundation, resulting in a larger scope of repair work. While cracks in the flooring and sheetrock are obvious signs of failure, watch for less obvious signs, like doors swinging on their own, trim separation, and sloping in the floors.
