Radically fair quotes: We never charge for work that doesn't need to be done. Period. End of story.

Our comprehensive free foundation inspections give you peace of mind knowing your structure is sitting on a firm foundation. If we do find any issues, you can trust we will only suggest repairs your foundation actually needs.

Welcome to Pinnacle Foundation Repair’s Dallas location, strategically nestled in the heart of the vibrant Dallas-Fort Worth Metroplex. We take pride in contributing to the well-being of this dynamic city and its diverse neighborhoods. Dallas, a cornerstone of economic growth and cultural richness, presents unique challenges for foundations due to its soil composition, which is mostly clay. It’s got a quirk – it loves soaking up water. So, when it rains hard, the soil swells up, and when it’s dry, it shrinks back down.

At Pinnacle Foundation Repair, we understand the unique challenges posed by the Dallas soil and climate, and our specialized team is well-equipped to address them – providing tailored solutions to tackle issues such as soil settlement, slab cracks, and foundation shifts. From free inspections to comprehensive foundation repair services, we’re committed to ensuring the structural integrity of homes and businesses in Dallas and its neighboring communities.

Free Inspections for residential and commercial properties

    Radically honest, radically reliable.

Yep, you read that right: free inspections. As in no cost, no hassle, no worry. The friendly experts at Pinnacle Foundation Repair are ready to inspect your foundation and check it for signs of damage using the latest techniques like ground-penetrating radar. If repairs are needed, we diagnose any issues and put together a customized plan.

But here’s the best part: Our inspections reveal that 1 in 3 of our clients don’t need any repair services at all. In those cases, we offer strategies to keep your structure standing firm and show you how to check for signs of potential foundation damage in the future. How’s that for radical honesty?

Types of damage to be on alert for in Dallas, TX

Foundations can show signs of damage long before serious structural issues arise, but you have to know what to look for and what to do when you suspect a problem. Get ahead of the situation and prevent collateral issues by checking for these signs:

    Exterior Brick Cracks

If you have a brick home and notice either horizontal or vertical cracks on the exterior of your home, this is a strong signal that your home is experiencing foundation issues and needs to be inspected by a professional.

    Cracks on Interior Walls

Take a close look at areas like seams or breaks in the wall and other vulnerable areas inside your house. These are usually among the first places to show signs that foundation issues are a concern. Inspect drywall around doorways, windows, and thresholds for cracks and misalignment.

    Doors and Windows Sticking

Doors and entryways will begin to sag when there’s damage to your property’s foundation. Doors often stick or potentially swing freely due to the misalignment, and windows may become hard to open and close. Check for these signs and call a professional right away.

    Cracking or Buckling Floors

Flooring issues can be a tell-tale sign that you have foundation issues. If you notice tiles are uneven or cracked, the hardwood is sagging, or if you notice cracks on your exterior slab foundation, you need to have your foundation inspected.

    Frieze Board Separation

Frieze board separation occurs when the horizontal trim board (frieze board) visibly detaches from the exterior wall of your house. This noticeable gap is a vital indicator of potential foundation problems, signaling shifts or settlements that may jeopardize the overall structural integrity of the building.

    Pinnacle’s proven foundation repair methods

We are experts at a wide variety of foundation repair methods. This allows us to use the best method for your specific project.

    Lifetime Warranty

    Steel Pier

In this popular method, we interlock 12-inch steel pipes with a friction reduction plate and fill the pipes with cement to prevent the piers from failing. Steel piers can reach up to 75 feet into the ground - five times deeper than concrete cylinders. And because they can bear a higher load than any other foundation repair method, they’re a permanent solution.

    Steel
    transition pier

Struggling to choose between a steel and a concrete pier system? Get the best of both worlds. Steel transition piers mix double-walled steel and high-strength concrete to provide a strong, stable foundation at a reasonable cost. Compared to a concrete pressed piling or a drilled pier, it reaches deeper into the ground for greater stability.

    Lifetime Warranty

    Helical pier

Helical piers are steel shafts with round helix plates that screw into the ground as deep as a steel pier, and are our go-to method where unstable soils are a concern. These piers install quickly and cause little ground disturbance and vibrations, making them ideal for tying back bowed walls or lifting fragile structures in sandy soils.

    10-Year Warranty

    Drilled pier

Drilled piers are screwed into the earth instead of pressed, which causes less strain to the building. These lightweight and durable piers are an ideal choice for smaller buildings that are unable to endure the vibrations caused by a larger hydraulic press. We reinforce these 12-to-18-inch piers with rebar and a five-sack concrete mix.

    10-Year Warranty

    Mud jacking

Got sunken or uneven concrete slabs on your porch or home’s foundation? Our Mud Jacking process solves this by injecting a mixture of water, soil, sand, and cement beneath the surface to restore the slab’s proper elevation.

I’ve worked with Pinnacle twice, on two different DFW homes. On my older home, I KNEW something was wrong. Another foundation company had missed that a beam on my pier and beam foundation had been cut and wasn’t properly supporting the structure. Pinnacle evaluated the home much more thoroughly, photographed the damaged beam — which I had been told by a structural engineer was present — and fixed that for me at a very affordable price.I recently moved into a newer slab foundation home that had some slight leveling issues. Fearing foundation issues, I gave Pinnacle a call. The news was good, though: this home didn’t need immediate work. Even so, I wasn’t charged for the evaluation despite getting some valuable peace of mind. If they keep providing solid service, I’ll go back to Pinnacle for foundation inspection as long as I own a home here.
Fantastic experience with Pinnacle! Keith Karpp provided a thorough and complete overview of the work we needed to get done on our foundation as an initial step. The work crew was efficient, polite and executed flawlessly. I echo all of the other five star reviews and I hope everyone has a chance to work with Kristen Cenkus, the best Project Coordinator I've ever worked with! She is super responsive, kind and goes out of her way to be as helpful as possible. Thanks again to the team and I highly recommend Pinnacle!
I suspected that my home might have had foundation issues when I noticed that our doors wouldn’t close properly and started seeing cracks around out house. I hired a structural engineer to do an initial inspection, and it turned out that our foundation had some settling and would need repairs. I knew nothing about a home foundation when I started this process and found the whole thing overwhelming. The structural engineer recommended that I reach out to foundation repair companies immediately, so I had five different ones come out to conduct an inspection and provide me with repair estimates and recommendations. What I also didn’t know going into this was that each foundation repair company takes measurements, but their repair methods drastically differ and initially it was hard to figure out the pros and cons of each. Grant, our account rep from Pinnacle, was the last of the five foundation repair companies that came out, and he had a completely different approach to taking measurements and assessing the issue. We decided to move forward with Pinnacle (specifically because of Grant!) and he walked us through the entire process and helped us understand all the factors that went into their proposal. Grant was extremely patient with us the whole way through, answered countless questions we had, and made himself available whenever we needed.Kristin, who is a project manager at Pinnacle, was also incredibly helpful and patient with us and walked up through every step. She made the whole process less overwhelming and helped us manage it. Unlike the other foundation repair companies that I met with, Pinnacle had sound reasoning behind every recommendation they had, and I didn’t feel like they were trying to just increase the price for their own business purposes. They understood our concerns and us wanting to make sure our home was properly taken care of. I didn’t have this same experience with the four other foundation repair companies that I met with. For anyone going through a home foundation issue, I strongly encourage that you at least reach out to Pinnacle to get an initial assessment and walk you through the process. If you’ve never experienced foundation issues before, I can say it can be very overwhelming and it’s important to work with a repair company that you trust and is patient walking you through the process. I feel really lucky that I found Pinnacle, and it was in large part to Grant and Kristin for making me feel well informed and taken care of.
We had Pinnacle Foundation come out to do some new work and some adjustments on our foundation on 1/12/2024.The scheduling and office staff was very nice, accommodating and very pleasant to talk to.Chris Wood our account rep was very helpful and stayed on top of things and our questions and concerns.Pinnacle Foundation was able to get us squeezed in before the upcoming inclement weather, which I really appreciate. The foundation crew was very nice, respectful and showed up on time. The lead team member whose name is Francisco came to the door introduced himself and explained what they would be doing and we did a walk around and he showed me the areas that were going to be affected and asked if I had any questions or concerns. He was great along with his crew. Now for the best part of this feedback – I want to tell you about Marcos Chavez (Operations Manager).Marcos is awesome. He is by far the most dedicated, detail oriented, informative, caring person I have dealt with when it comes to repair/service companies. Marcos is the prime example of a person with great customer service / customer relation skills. He was very knowledgeable, he answered my million questions and my concerns. Marcos explained everything in detail and did not rush through any of our conversation. He was very welcoming of any questions or concerns that I had. He even noticed an issue we are having with water drainage on the opposite side of the house that wasn’t even part of our repairs. Marcos explained the cause of the issues and provide a solution. He suggested I contact our account rep to discuss and setup an appointment to go over the issue and how we can get it resolved. Marcos suggested things we can do as a preventative measure and pointed out things we were doing right. I was very happy and appreciative that Marcos was over our repair job – he left me speechless with the way he really took his job seriously and cared about what he was doing and that we were satisfied with the service and work they provided.Marcos is great and was a pleasure to work with. Please commend him for a job well done.I highly recommend Pinnacle Foundation.
Had a great experience working with Nate and the team at Pinnacle Foundation, I Highly Recommend!
Keith came out and did the foundation inspection for us. He’s knowledgeable and honest. I would recommend your company to all my clients, friends and families because of the high integrity and courteous of service.Thank you
My mother's home had fairly extensive structural issues and cracking. Prior foundation work did not fix the problem. I received and reviewed proposals from several foundation companies before choosing Pinnacle. They had the most comprehensive remediation plan. We were told by an independent structural engineer that the front corner of the house which was higher due to heaves could not be corrected. That was not the case. The other companies that quoted didn't even address the area that was higher. Pinnacle was able to excavate to lower it and elevate the areas which were low. The final outcome was better than expected. The job was fairly extensive but I feel we finally found a company that did it correctly. I worked with Justin and he was very responsive and the crew that did the work were professional and left everything clean.
I wanted to have my foundation evaluated to determine if any repairs were needed. They measured the foundation- showed me the results and stated that everything looked good. So nice to have a company take the time to do the evaluation for free and to be honest re the results!
Needed a foundation evaluation. Grant was super nice, professional & very personable!
We decided to use Pinnacle to get a third opinion and we are very glad we did! Nate came out and he was the only one that was honest and explained why work wasn't needed, even though the two companies before him claimed we needed work. This is one of those situations where you wish you could give 6/5 stars. Thanks for being an honest person, Nate!
Marcos and his crew worked hard and did a fabulous job on the foundation repair. The entire company communicated with me throughout the process so there was no guessing as to what was happening. They took the time to explain exactly what they were doing and backed it up with pictures.
Nate is so honest and responsive to all questions regarding our foundation. I trust that this guy is out to help people and not just sell them something they don’t need. His service really stands out and I can’t thank him enough for helping us navigate these waters. Kristen and Michel were also very helpful and made scheduling and contact a complete breeze. So much stress off of our shoulders. I appreciate you all and thanks again for the outstanding work!
I have some issues with seasonal foundation movement. The owner Robby Brown showed up on time and at no cost ran elevations on the slab.He recommended 4 piers would more than likely fix the problem. He also suggested that I may want to try watering the area and that may fix the problem as well. Robby said that if I want to try the watering method, that he would be happy to come back in several months and run another elevation check, again at no charge!!!My point here is he isn't trying to over sell me on his services. They are very responsive, kind, professional and knowledgable. So far, I highly recommend using Pinnacle Foundation Repair.20 February 2023Sid
Nathanial is a pro’s pro. Knows his equipment and what he’s dealing with through & through, and able to explain it in simple terms. Reliable, communicative, quality work. 11/10 would recommend.
Pinnacle Foundation Repairs did a very good Job. I recommend this company for other people.
Very knowledgeable great job.The man cleaned up after themselves very professional. They said it would be a one day job and they finished it in one day.

FAQs about Foundation Repair in Dallas, TX

The soil in Dallas is primarily composed of clay, characterized by its high absorbency. This results in expansion during heavy rainfall and subsequent contraction during dry periods. This can cause issues with foundations, as water may accumulate unevenly around the foundation, which can push parts of the foundation up, causing damage.

In most cases, the repairs will not require you to be out of the home during the process, but there are some scenarios where some rooms would have to be cleared out to cut through the slab to install piers. However, Pinnacle offers tunneling services as an option to avoid this disruption.

The cost for foundation repairs will vary depending on the issue, but an average quality repair made by a reputable company is going to average just over $11,000 based on the thousands of repairs we have made over the past 12 months. This average cost also includes having a reputable 3rd party engineer inspecting our work, a city permit, and also a hydrostatic plumbing test by a 3rd party plumber.

Our steel pier system is the best method used in most structures in Fort Worth and surrounding areas. Not only does it penetrate even the most dense clay in Texas, providing the most permanent solution, it’s also stronger than similar steel options on the market that many national foundation repair companies offer at a higher price.

As long as the structure is lifted correctly by a properly trained technician following the proper IRC guidelines, repairing an affected area will not cause other areas of the foundation to settle. There are some foundation repair companies that outsource their repairs to inexperienced subcontractors that have created this stigma, but we do not operate this way at Pinnacle Foundation Repair.

It’s best to take action as soon as you see signs of failure, no matter what time of year it is. With our extreme Texas weather conditions and problematic soils in Dallas, it’s not advised to wait to repair your foundation. As time passes, the foundation failure can worsen and have a negative impact on a greater portion of the foundation, resulting in a larger scope of repair work. While cracks in the flooring and sheetrock are obvious signs of failure, watch for less obvious signs, like doors swinging on their own, trim separation, and sloping in the floors.
